The Issue:
The owners of a 185-acre suburban office campus in Berkeley Heights, NJ, wanted to create a true mixed use destination. The vision called for a mix of residential, retail, dining, wellness, hospitality, and entertainment.
The Solution:
Capricorn came on to help shape the retail strategy and execute the lease-up, with a focus on creating a high-quality, aspirational mix of brands that would complement the campus and serve its growing community. The owners backed up their vision with a $500 million commitment to building the campus of their dreams.
Fast forward to today, and the retail is headlined by Lifetime Fitness, Bathhouse, and a diverse collection of both local and national concepts.
The mix includes Boschetto, a Michelin-starred, chef-driven Italian restaurant; Greatness Wins, Derek Jeter’s clothing brand’s first brick-and-mortar location; BodyRok Pilates, a fast-growing boutique fitness club; Four Spoons, an artisan ice cream and dessert café; and Dogtopia, offering dog daycare, boarding, and spa services, among others.
Together, these brands contribute to a retail and service mix designed to serve the growing community of employees, residents, hotel guests, and visitors coming to The Park. These additions complement The Park's broader transformation, which includes more than 1.5 million square feet of office space, luxury residential buildings, the Embassy Suites by Hilton, Life Time Fitness, restaurants, entertainment venues, outdoor spaces, and ongoing community programming.
Rather than simply filling retail space, Capricorn has helped identify concepts that contribute to the larger vision for The Park: a dynamic, walkable destination where retail, dining, wellness, and community come together. As The Park continues to evolve, Capricorn is still working to expand its retail and experiential offerings. While Capricorn can't reveal everything just yet, there is much more in store for The Park.
