Todd Shugarman

Todd Shugarman, a seasoned executive with over 25 years of experience in real estate and store development, brings a unique blend of strategic vision and practical experience to Capricorn Retail Advisors.
Todd was a founder and principal at Green Light Retail Real Estate Services, where he specialized in providing outsourced real estate services. He has a proven track record of success in supporting various organizations, including the growth of MY SALON Suite from a start-up to over 365 locations nationally. Todd currently supports 2 restaurant holding companies: Catalogue and Shucking Good Hospitality, whose brands include Ted’s Bulletin, Federalist Pig, Honeymoon Chicken, Sidekick, and Kramers as well as Blue Island Oyster Bar, Oliver’s Italian, and Ash & Agave, respectively. Todd helped to ideate a pediatric urgent care concept for Pediatrix (NYSE: MD), including the brand strategy, design and real estate, as well as the acquisition of competitors in FL, TX, and CO. Todd consulted for Washington Prime Group (NYSE: WPG) following its spin-off from Simon, focusing on non-traditional retail leasing, including entertainment concepts and ethnic grocery stores, along with land sales to hotel and multifamily developers. For the first few years following the start of Green Light, Todd and Peter were actively involved in the pre- and post-bankruptcy valuation and subsequent disposition of hundreds of Sears and K-Mart facilities in all 50 states and US territories.
Before founding Green Light, Todd served as Vice President of Development and Real Estate for Town Sports International, and prior to that, as Senior Vice President of Sales and Marketing for Sunrise Senior Living. Todd worked for more than 5 years as the VP of Development for two start-up organizations through private equity funds. Todd led a regional team of design, real estate, and construction managers as the Director of Development for Starbucks Coffee Company, where he was responsible for delivering scalable growth strategies that resulted in the opening of 400+ locations. Todd has also held management positions with PepsiCo (today Yum Brands, Inc.), Subway, and Balducci’s. Additionally, Todd served as the Real Estate Domain Expert to the Highland Consumer Fund. Highland invests in enterprises that need capital for growth and expansion.
Todd has managed all aspects of the real estate development lifecycle, including branding, strategy, site selection, market analysis, leasing, acquisitions, lease administration, legal, design, entitlement, construction, maintenance, asset management, portfolio valuations, dispositions, and lease restructurings. In addition, Todd has a broad knowledge of markets and consumers around the country in both urban and suburban areas.
